What flood rules apply to building in Satellite Beach?
Most of Satellite Beach lies in coastal flood zones, often AE or VE, and improvements reaching half a structure's market value trigger full compliance.
The city's flood information page says most of Satellite Beach is in coastal flood zones, often AE or VE. Properties outside the high risk zones are usually Zone X.
If improvements or repairs equal or exceed 50% of the structure's market value, excluding land, the building must comply as if it were new construction. The lowest floor must meet the base flood elevation plus any adopted freeboard.
In Zone VE and Coastal A Zones, buildings need open foundations or pile systems and breakaway walls. The city encourages owners to contact it before designing a project.
