When must a Rockledge home in a flood zone be brought up to new construction standards?
Rockledge applies a 50 percent rule, so improvements or repairs costing half the building's value trigger the same standards as new construction.
Under the Rockledge residential permit requirements, when improvements equal or exceed 50% of the market value of the building, the building must meet the requirements for new construction. A home damaged so that repairs reach 50% of its pre-damage value must be elevated above the base flood elevation.
Any development in the floodplain needs a building permit under Section 30.20 of the Rockledge Land Development Regulations, according to the city's floodplain permit page.
The city's Building Division provides flood zone determinations for properties in city limits, and elevation certificates are available on request for homes in special flood hazard areas. Buyers can request both before closing.
