Who decides variances and special exceptions in Cocoa Beach?
Cocoa Beach sends variance and special exception requests to its Board of Adjustment, while a separate Planning Board advises on land use.
The Cocoa Beach Board of Adjustment hears appeals from administrative decisions enforcing the Land Development Code and City Code. It also grants special exceptions and variances when justified under the law, and it meets on the third Wednesday of each month at 5:15 p.m. at City Hall.
The separate Planning Board serves as the city's land planning agency. It advises the City Commission on the Land Development Code and reviews site plans and subdivision plans for consistency with city plans and regulations.
